When the tenant renews the contract, if there is a fact that the monthly rent has not been paid three times, the contract cannot be renewed. However, it can be renewed by paying back the unpaid monthly rent landlord at the time of renewal.
If the tenant fails to pay the monthly rent three times in a row, the lessor can terminate the contract regardless of the lease period.
