I didn't just do one job, so it was an opportunity to have more field experience.

At that time, I had a lot of experience and learned a lot of architectural knowledge.

I signed a construction contract.


Maybe at a time when it's difficult to sign an insurance contract once a month,

I also had the experience of contracting 7 houses with an average of 3 to 4 houses per month,

I think it's a very valuable experience for me.



I wonder if building my house is once in a lifetime.

It's a great experience and a big thing in a big life.


I also have experience in insurance sales (because it's a briefing insurance business, so if you book a place to visit over the phone as a team, go directly to the site for a briefing and make an insurance contract)

Everyone knows how much it usually costs to sign up for an insurance business called the flower of business, right?

I'm not saying that the construction business is the flower of business.

However, once a construction contract is made, the small amount is about 150 million.


The construction cost of a single-family house I contracted was usually 17,000-250,000 per house.

I think this is a “very small amount” among construction contracts.

Of course, there are over 340 million construction contracts.


The point I want to make is,

The many owners I've met have saved money all their lives to build that one house.

I used the money I saved in time of retirement to build the single-family home I had dreamed of all my life.


But unfortunately, when you buy land to build a house with such precious billions of dollars,

When choosing a contractor or contractor,

Once, in two meetings, or at the company headquarters without even checking properly

Pay a down payment without confirmation.

And after something bad happens, they waste time and money trying to fix it.

(When consulting on actual construction, they complain that life is difficult due to land and construction issues

I have consulted with many owners.)

The same goes for preparing land to build a house.

Even when looking for more important land while prioritizing construction

I've met many owners who buy without getting to know them properly.

And I regret learning later that it won't be licensed.


I'm not even buying something that costs 100,000 won or 200,000 won,

Even when I buy iPads, smartphones, etc., I look so carefully.

Why buy a housing contract or land worth over 100 million

Why on earth do we do so much research and make a contract?


It's not something I've learned roughly,

Because I don't know the right thing.


They say that when I'm about to do a new job, I'm trying hard to find out

If an expert in that field sees me, it would seem very lax.

It makes the same sense as this.




One of my most frustrating experiences was,

When I'm looking for land to build a house, I buy land all at once,

I later learned that it was an unlicensed land,

It was a time when I saw the owner in trouble.


And I received a paper construction estimate, and without talking about incidental costs,

Without even checking properly

(I don't even check the houses built by the builder to see if it's a proper company, and the surrounding area

(Without making a comparison estimate with a construction company)

After trusting the builder's words and signing the contract, I saw that the amount was increasing more and more,

Fight with builders and struggle to find other construction companies

I saw the owner.


It's easy to speak and write easily,

If you are consulting face-to-face with an actual person who has had a hard time,

It's not an easy task at all.


The down payment is only a few tens of millions of won.

They gave up the down payment, wasted time, and had a hard time.

Can you imagine what his feelings would be like?

I don't know what I would have been like if that happened to my family... I don't know.

Not all of the information is like that,

Or will we talk to you so that the deal is closed as soon as possible?


I'll be honest

When I look for a property, when I look for a house

When looking for land to buy for business

Even if there is a problem with the property, a real estate agent who can properly brief it

It wasn't there. At least I did.

Don't all the owners have the same experience as me?


Prospective owners should clearly understand this point and prepare for construction.


Whether there is a problem with the land or not, and whether the land is properly licensed or not

All of this responsibility lies with the owner who purchased 100% of the land.

Don't believe the words of real estate agents, private contractors, and construction companies.

Doubt one more time, think twice more, find out three more times, compare four more times,

Risk must be minimized.

I've been learning about the land for over a month,

I went to the site dozens of times to check,

I don't think that behavior is excessive.

I think the same is true when looking for a construction company.


Because I actually worked as an active person, I'm asking for it bluntly

Even when buying land,

All those issues of time and money fall entirely on the owner.

Even if they are legally responsible and discouraged, after all, the owner

Among the owners I have had a relationship with

There are also owners who gave up trying to build with a private contractor and wasted their time and down payment.


I also saw owners struggling with lawsuits.

I can't forget the face of the owner who told me that it was difficult to file a lawsuit at that time.

He was older than my parents.

I will never forget the person who came to the Architectural Association, wandered around, and had a hard time consulting.



One thing I would like to ask all owners again and again

It means you have to build with proper knowledge.

Even when looking for land and buying it

When looking for a builder or construction company

You must think twice, three times, and four times and make decisions with proper knowledge.
