What kind of pension are you dreaming of?

For what purpose are you interested in the pension business? Also, what is your dream pension like? Maybe it's a pool villa located on a scenic beach? Or is it a dog pension or kids pension that are popular these days? Honestly, I don't know what your purpose is or what your dream pension looks like. What is clear, however, is that the pension you have to create shouldn't just be something you like. You must win the hearts of customers who book and use your pension.

Who will make the pension of your dreams?

If you think about it at first glance, you might think that pensions are created by skilled architects and reliable companies. But are they really trying to create a pension that consumers will be satisfied with? Absolutely not. They just do their best for those of you who are willing to pay them. Also, this is the biggest reason that makes the pension business difficult and difficult. What's even more difficult is that even when they try to make a pension that customers will be satisfied with, there's no room for you to get involved. Honestly, it's not easy to deal with an architect who uses jargon. At a new pension construction site where unfamiliar terms are rife, you have no choice but to be dumb and fed up with honey. If so, what should we do?

You must be a businessman, not a builder!

Your dream building called a pension is just a tool to make money for you. The pension business has a unique structure where economical activities and family life take place in a single space. Therefore, you must create a pension with the eyes of a sober businessman rather than an owner. Conversations with architects and companies should also take place from this perspective. It sounds like you have to constantly ask questions about whether their proposed design or interior design will lead to your sales. Also, if these questions and answers are repeated over and over again, at some point, a pension that will satisfy consumers will begin to be created right in front of your eyes.

Profitable buildings

Rather than simply a good-looking building, a pension should be a profitable building that can realize economic freedom. However, many pension operators are struggling because they are unable to create a proper business structure. There are various reasons behind this happening, but the biggest reason is a lack of understanding the changed market environment and consumer trends. It's been over 20 years since the term pension appeared on the market. The pension, which started as a rural and fishing village bed and breakfast, has already reached the end of its life. Consumers now want more than just a stay. If you take a close look at the recent market situation, you can see that everyone is flocking to pensions where they can enjoy a different experience and a unique atmosphere.

A clear theme and a competitive concept

Pensions have already been leveled upward in many ways. It is said that the market has changed to such an extent that it is difficult to overshadow each other's advantages in terms of interior and facilities. As a result, it seems difficult to survive without a more definitive theme and a competitive concept. Pensions are becoming more and more segmented and are on the path of specialization, but people's perception of the pension business is still in place. Even talented architects and skilled businesses don't pay any attention to changes in the market or consumer trends. In this situation, you have no choice but to enter the pension business by trusting only your own judgment and choices.

Profitable pension

Our goal is clear. A profitable pension that sells more than half of one's own rooms even on weekdays during the off-season is a goal that you and I should achieve. At first glance, it doesn't seem like a big goal, but in reality, only about 10% of the pensions operating in the country are operated profitably. This is a statistic I've obtained by surveying 15,000 pensions in major regions around the country for over 10 years. However, you don't need to be scared ahead of time. As mentioned earlier, if you follow the market trend carefully, you can easily find the pension that consumers want. Of course, in order to create a profitable pension, it is necessary to take a completely different approach from traditional methods.

A marketing approach

Starting from a homestay in a rural village, a pension is a very simple business. It's enough to buy land, entrust the design, and build a pension in the shape you want. There are no licensing requirements. However, the living and lodging business goes through prior deliberation, but rural and fishing village inns only need to be reported after building a single-family or multi-family house. However, profitable pensions require thorough advance preparation. In addition to thorough market research and detailed business plans, you also need a sophisticated planning design that allows you to create a clear self-concept. Not only that, but a realistic operating plan that can achieve economic freedom and work-life balance (Work & Life Balance) is also necessary. And all of these are the key topics I'm going to share with you in this lecture.

Through this lecture, you and I will explore the trends in the pension market and the contexts hidden in it one by one. Also, I would like to show you how to make the pension of your dreams through data I've been researching for over 15 years and my long field experience. However, I don't think it would be possible for me to tell you everything about the pension business with just over 6 hours of lectures, so I've prepared something separately.

I was planning to publish another book early next year, but I thought it would be better to dedicate this book to all of you. Therefore, I provided relevant textbooks for each course, and the entire volume was posted in the form of an e-book at the end of the course. I hope this book, which was originally titled “The Only Book in the World Guide to Starting a Profitable Pension,” will be of little help to your pension business.

A pension business where economic freedom and work-label are possible! It's absolutely not difficult. After listening to all the stories I'm going to tell you, at some point, the outline of a profitable pension will come to your mind. Now! How are you prepared? Now, let's take a look at the vivid scene of a profitable pension business with me.
