I didn't have any money to save, so I sold the house I used to live in, bought rent, and started investing. I received a credit of 40 million won and bought an unsold pre-sale ticket to save money on coffee to pay off interest. You can invest like this even if you don't have money. The most important thing is desperation for money.


I always travel as a family with my husband and two children across the country. In this way, we are analyzing underrated areas one by one to find promising places to invest. Not only me, but anyone who is desperate for money can do it all. Through my lectures, I want you to know that real estate investment is not the domain of experts, but that anyone can do it.




Why is region selection important?

Choosing a region is really important when investing in real estate.

The reason for this is that if I invest in a region that has continued to rise for more than 3 years, I may buy at a high point, and there may be a downturn in that region shortly after I bought it. In places that have been rising for a long time, bubbles begin to bubble and the upward momentum falls. If this happens, your money will be tied up for a very long time until there is a bullish period in the region again. Not only is money tied up, but as supply increases, it immediately affects the charter price, so reverse chartering can occur. Due to reverse chartering, additional investment funds may be required.


What's even scarier is that it's unsold. No region can continue to rise. As demand gradually decreases as it rises, the competition rate for subscriptions begins to decrease. If the subscribed complexes fall short, those complexes will eventually increase their unsold volume. Unsold products will reduce the buying and selling price. If you choose the wrong region like this, you will have to go through difficult days as soon as you invest.


“Find undervalued regions”

Why is this so important?

However, underrated areas are different. Those places have already experienced a downturn for several years. These places are really safe places to invest because there is nothing left to do in the future. If I check the future supply volume and unsold volume in these regions and the numbers decrease, even if I invest now, there is no risk in the future, so I can safely sell when I see a sufficient increase.


Real estate investment is timing, so you can buy apartments at the lowest prices in areas that have just risen. In such places, the charter index rises. Since it has continued to decline in the meantime, active consumers are afraid to buy a lease without buying. At some point, as the charter index rises, the gap between the trading index and the charter index decreases. That's the golden timing for less investment.




Even if only the region is selected well, half of the time is a success.
